CLOSE to JB custom. Apartment conveniently located near RF Mall & via level 8, accessible for guests to utilise linkway bridge & crossover to the mall.
Jaya Grocer is within your reach in 3-5mins from the stay making it all the more great for my stay !
Room were spotless clean, spacious enough for 1BR .
I was on 20th floor.
My brother booked 2BR with balcony to stay with mom & another brother. If you have a big family, highly recommend to book 2BR or prefers smoking space as balcony has table/chairs provided complete with ashtray.
Customer service staff, Mr Sunny as well as his team members were speedy with replies through WhatsApp, do not hesitate to ask anything if you have any queries or in doubt. My brother and i must indeed compliment their swift communication in handling guests requests/text messages.
Everything went well on our short 2D1N stay.
Both my brothers were driving, ideally location is quite easy to navigate around areas / places of interest.

My only constructive feedback:
The 🛏️ bed's mattress was hard to sleep on, perhaps the landlord could either invest on a good high quality mattress which is durable to last through years OR implement to get a mattress topper as a substitute for a cost saver option. (At least we, the guests will not be waking up with a backache from the hard mattress)
-The kitchen utensils provided in room were sufficient/ well equipped except that the two stainless steel pans were heavily used & burnt . (Not able to heat up our food next morning)
-A microwave oven would have been helpful & convenient.
There's so many other agents running this property rental in R&F Princess Cove, I HIGHLY RECOMMEND TO BOOK THE ONE WITH * FUJU *

Their customer service, Yuki, is super helpful and friendly to guide us from counter service right to our room. This was really helpful since it’s our first trip there. The location of the home stay is super convenient to any other part of JB. Easy to get breakfast and food meal which is just opposite mall. Will definitely come back again with my family for future stay.

Overall, our stay was okay. The location was convenient, and the check-in process was smooth. The security guard there is very friendly and helpful. The place is clean and comes with nice view. As we are staying at level 47 and our data is very weak but luckily with the Wi-Fi they provide work well.

The apartment is spacious, spotless, and offers a lovely view from the balcony.
The location is convenient - just a 10mins walk from CIQ. However, the walk includes several flights of stairs, which may not be ideal for elderly guests.

We had a pleasant and enjoyable experience staying here. The staffs are very friendly and helpful. They are willing to go extra mile by walking us to the flat after knowing it was our first time there. The room services were excellent and in prompt too. We will come back again for our next trip.

We book this apartment coz we think it’s near JB custom yet there is no way for us to WALK from there even it’s just 1km away. Most of the path are either closed or not for people to walk. So end up we decided to take grab. So for the location wise it’s not very convenience for those who are not driving. 
The apartment is clean and big enough. The check in and out is more like Airbnb. Will need to contact the staff coz WhatsApp to get information about check in and out which is different from hotel.
If you are driving, can consider to stay around this area. But if you are not, can go for a better location.

Easy to check in. The place is very clean, all amenities are provided. Only feedback is to send check in files earlier as we had problem downloading while using roaming data. The passcode etc can send in nearer to check in time. Overall satisfied with the stay, will book again in future.
Take lift to level 8, walk thru the pool to the link bridge connected to r&f mall. Only a afew shops opened at level 1. Inside the mall is soooo quiet.

Comfortable & Secure Family Stay – Great for Kids and Seniors
We stayed at the 4-bedroom apartment at R&F Princess Cove for 3 days and 2 nights with family, including young kids and seniors. The apartment was clean, air-conditioned, and offered lovely views of the causeway and sea. It was comfortable and well-suited for all ages.
The kitchen was equipped with an induction cooker and pan, oven, refrigerator, and basic utensils (plates, forks, spoons), making light cooking easy. Each toilet had a hairdryer, non-slip mats, toothbrushes with toothpaste and combs, which were thoughtful touches. There was also a washing machine and detergent which allowed us to wash our clothes and dry them on the drying rack with hangers at the balcony
Our kids enjoyed the swimming pool and had a short play at the kids club and outdoor playground. We also had a good workout at the gym. A bridge on Level 8 connected directly to R&F Mall, which made getting meals and groceries very convenient. If we were to visit again, we might try BBQ-ing at the bbq pit or even play a game of table tennis.
We initially had some difficulty locating the key collection box and the correct lift lobby as they weren't at the same place, especially since we arrived by hired car. It also took a few tries to figure out the Grab pick-up points, but once familiar, it was straightforward. The host's replies were fast and helpful, which made the experience smoother.
The apartment complex had plenty of security guards, and we felt very safe throughout our stay. A microwave would have been a nice addition, but overall, we had a great stay and would definitely book the apartment again.
